If I buy a lodge development site for sale, do I need planning permission?
Many lodge development sites for sale already have lakes.
If they don’t, then a new pond or lake will need planning permission unless they are in the domestic curtilage of a residential dwelling.
If you are using the lake for agricultural irrigation, breeding or growing fish for food stock such as trout, this falls within permitted development rights. Before any farmer or lodge developer relies on any permitted development rights, they should take professional advice to gain approval depending on the size of the water.
When adding a lake to a site, traffic movements, car parking and environmental issues such as the potential effect on protected species such as newts should be considered.
