LOT 1 - Thickwood House
Dating back to 17th Century, Thickwood House is a handsome Grade II listed family house built of traditional Cotswold stone under a stone tiled roof. The approach is up an attractive chestnut lined drive, and the house is south facing with views across the beautiful gardens and countryside beyond.
Inside, the layout and proportions ensure Thickwood House is the perfect family home, with a wealth of period features throughout including original flagstone floors, sash windows, shutters, stone fireplaces and wooden flooring.
There is a pleasing flow throughout. The ground floor comprises an elegant entrance hall, sitting room and dining room at the front of the house and the kitchen, pantry and study at the rear. The principal bedroom enjoys rural views, en suite bathroom and separate dressing room. There are a further five guest bedrooms, a family bathroom and a shower room over the first and second floors.
Thickwood House is a house filled with original character and style. It is blessed by an abundance of natural light throughout and has a delightful welcoming feel.
The south-facing gardens are a delight and complement Thickwood House perfectly. There is an abundance of mature trees, lawns, lavender, rose arches and rich herbaceous borders, all of which have been cleverly planted to provide colour and interest throughout the seasons.
There are a number of sheltered spots to enjoy throughout the day. Beyond the front gardens is a charming orchard, water garden and the cottage gardens. Thickwood House also enjoys an extensive array of stone outbuildings including a stable barn and a pavilion.
Metal double gates lead over a cattle grid to the drive leading to the property, either side of which are two large paddocks with a footpath leading from one side to the other.

LOT 2 - Poachers Cottage & Orchard View
There are two self-contained cottages which have been sympathetically converted from a Cotswold stone byre and retain many traditional features. They are both well-presented and offer excellent flexible ancillary accommodation.

Situation
Thickwood is a hamlet on the outskirts of Colerne which is a village and civil parish in the Cotswolds Area of Outstanding Natural Beauty, about halfway between Bath and Chippenham in Wiltshire. It has an elevated and exposed position 545 feet (166 m) above sea level and overlooks the Box Valley to the south. It is bounded by a stretch of the Fosse Way Roman road to the west and the Bybrook to the south-east. The village has several parts to it: Southwood, Northwood, Pinewood and Thickwood. Colerne is just a mile away and has a church, two pubs, post office, doctor’s surgery, a local shop and a florist.
Early school life revolves around the excellent Colerne C of E Primary School and a bus service into both Bath and Chippenham operates for secondary schools.
Thickwood Lane continues down to Ford where you can find the excellent public house “The White Hart” following the Bybrook through to Castle Combe. There is also stunning riding and walking at your doorstep. With easy access to the M4 motorway to either Bristol or London, and of course Lucknam Park is also located around 1 mile (1.6 km) north of the village. For trains to London Paddington from Chippenham Station (journey time 75 minutes). The wonderful National Trust site Lacock village and Abbey are close by, and there are plenty of good local walks.
Colerne hosts a thriving community, with a brilliant bonfire night every year, excellent Halloween celebrations and monthly cinema nights in the village hall.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Their wholesale interest rates can be lower than retail (bank branch) interest rates
  • They offer more loan options because they work with numerous banks and lenders
  • They can finance tricky deals because of their knowledge and various lending partners
  • They are typically easier to get in contact with, and are less bureaucratic.

However advantages of working with your bank are:

  • You may be able to build off an existing relationship (and gain discounts if you have a checking or savings account)
  • You may already know the banker who will handle your mortgage
  • Banks may be more accountable than a smaller shop
  • They may offer lower interest rates in some cases
  • Their ability to add mortgage to existing banking profile and make automatic payments from linked account.

When you see a property you are interested in on our website, call us 24/7 to arrange a viewing. Or if you prefer, get in touch via our website and we will call you back to find a time to view the property that suits you.

Once you’ve found a property you want to buy, it’s time to make an offer. A bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.

If you have a property to sell, why not see how we can help you.

Or if you’re considering letting your property, we can take the stress out of managing your rental, and our award winning lettings team offer a service that can be tailored to your needs.
