LOCATION
Gwarder Farmhouse is located near the centre of the idyllic Enys Estate. The location is peaceful and secluded, yet within easy reach of local services in Penryn (approx. 1.5 miles), Falmouth (approx. 4 miles) and Truro (approx. 9 miles).

THE PROPERTY
The property comprises a generous floor area of over 250 square metres (2750 square feet); a flagstone hallway leads to the kitchen, utility room and a downstairs WC, then through to two spacious reception rooms, one with a wood-burner installed. Upstairs there are six bedrooms (one with staircase access from the entrance hallway) and a family bathroom.

The property's heating and hot water is provided by an oil-fired central heating system. Water is provided via a mains supply. The drainage is connected to a private septic tank. Broadband and telephone services have been connected to the property and an account will need to be set up by the tenant. All utility charges are to be paid directly to providers by the tenant.

OUTSIDE
The gardens at Gwarder Farmhouse are predominantly south facing, with a large lawned area, fruit trees, grapevine pergola and small pond. There is a gravelled courtyard area as well as parking to the rear. There are also useful storage sheds for bicycles, barbeques, garden furniture etc.

TENANCY
The property will be let on an initial 12 month Assured Shorthold Tenancy agreement. The tenant should occupy the property as their main residence and not carry out any business or holiday letting from the property (office-working from home excepted). Pets allowed.

REPAIRS
The tenant will be responsible for maintaining the interior decoration and fittings and will be required to keep the property in no worse condition than as at the beginning of the agreement (save for fair wear and tear). A record of the condition of the property will be undertaken and agreed with the tenant at the start of the tenancy.

DEPOSIT
1 month's rent will be taken as a deposit and will be held in an appropriate scheme until the end of the tenancy when it will be returned to the tenant providing all tenancy obligations have been fulfilled.

VIEWING
The property is to be viewed strictly by appointment only.
