British Land has appointed national property consultancy Carter Jonas as the joint leasing agent for Paper Yard, the research and development component that forms part of its 53-acre Canada Water development.
Paper Yard is an innovative campus designed to support the science and technology sectors, featuring 33,000 sq ft of CL2 lab and office space constructed using modular build techniques. The flexible design of the facility provides an array of possibilities for a diverse range of occupiers, especially targeting those focused on innovation within clean technology, allowing companies to scale and adapt as their needs evolve.
Current occupiers at Paper Yard include Prosemino, a cleantech venture builder, dedicated to combating climate change by co-founding and nurturing ground-breaking early-stage clean energy technologies, and Chemastery, which is transforming chemical research and manufacturing through intelligent automation.
Co-located with Paper Yard is The Engineering and Design Institute London (TEDI-London), created in collaboration with three of the world’s leading universities: Arizona State University, Kings College London, and UNSW Sydney. TEDI-London offers a degree programme in Global Design Engineering and Designing with AI, and features Makerspaces equipped for small-scale prototyping and 3D printing through to large-scale manufacturing.
The unique opportunity to co-locate and collaborate with pioneering companies like Prosemino, alongside TEDI-London and British Land’s broader innovation ecosystem, reinforces Paper Yard’s standing as a premier innovation campus tailored for the clean technology sector, as well as material science and engineering disciplines.
Georgia Hogg, Transaction Manager in British Land’s offices, science & technology leasing team said: “Having Carter Jonas as an agent for Paper Yard enhances our presence in the science and technology leasing market, and we are excited to collaborate with their team. Partnering with Carter Jonas, alongside Savills, allows us to leverage their extensive experience in these sectors, of which they have decades, meaning they are the ideal partner for our property requirements at Paper Yard.
“Paper Yard is an innovative, flexible lab space building unlike any other across London, and forms a key part of our wider science and technology portfolio across the UK. At Canada Water we’re developing a new district for central London, with workspace, retail and leisure and new homes across 53 acres, of which Paper Yard makes up a key part of our first phase. Tenants in the ClimateTech space will find a welcome home among the 130 acres of green and blue that surround our development, with 12 new acres of public realm coming forward over the next decade.”
Matt Lee, head of science and technology, Carter Jonas, said: “We are excited to be working closely with British Land and Savills to enhance Paper Yard’s profile as a destination for national and international cleantech companies seeking to integrate into a vibrant science and technology campus in the capital.
“The site's unique design aligns perfectly with British Land’s overall development strategy, which includes connected innovation hubs such as Canada Water, Regent’s Place, Surrey Research Park, and Peterhouse Technology Park. This strategic approach fosters valuable relationships and collaboration opportunities with universities, the NHS, and sector-specific organisations, thereby driving innovation across the renowned sectors and providing companies with the space to grow and thrive.”
