Auctions can be a real land of opportunity, and not just for bidders seeking older houses in need of some TLC.

But when there’s a house needing TLC combined with land that could turn it into an equestrian’s dream then it could set any saleroom alight, as Arthur Chambers, auctions manager for Carter Jonas, hopes to demonstrate.

At the firm’s next auction in Bath, in May, the first lot to be offered will be Fritterswell Farm, at Brinkworth, which has a guide price of £500,000 to £550,000.

The house itself has four double bedrooms upstairs, all en-suite, plus two reception rooms, a kitchen, and conservatory on the ground floor. More importantly for properties of this type, it has almost 4.5 acres of paddocks and numerous outbuildings, both traditional and modern.

“This farm, close to major centres such as Swindon and Chippenham and also within easy reach of Wootton Bassett and Malmesbury, has all that’s needed as the nucleus of an equestrian business or just the perfect base for an enthusiastic rider with several horses,” explains Arthur.

“Many potential buyers of Fritterswell Farm will realise its immediate potential, especially when combined with the second lot in the auction, more than 42 acres of pasture land at the farm split into seven field enclosures separated by well maintained hedges. In recent years it has been used for silage production.

“The guide price of £150,000 to £200,000 is very realistic in view of the current demand for land of this type – it’s less than £4,750 per acre even at top guide,” adds Arthur. “Investors love this type of opportunity but so, to, do equestrians and neighbouring farmers so I anticipate strong interest,” adds Arthur.

There are three further land lots in the sale, the first consisting of 26.25 acres at Roman Way, Glastonbury, with a guide price of £80,000 to £100,000 and consisting of seven fields with two road access points.

Another 7.6 acres of land, split into parcels of 2.37 and 5.23 acres, each with planning permission for a stable block and hay store, makes up lots four and five at the sale. Each has a top guide price of £35,000, with the large lot also containing attractive mature woodland.

Closing the sale will be a Grade II listed property in Broad Street, Bath, with a retail unit on the ground floor that has ancillary basement storage, and a maisonette on the upper two floors. All the accommodation needs modernisation and there is a courtyard garden at the rear.

The guide price of £250,000 to £300,000 reflects the prime location close to principal shopping areas and parking.
