Auction promises interesting mix

An interesting mix of residential and investment properties make up the catalogue for the next Carter Jonas auction in Bath on the 23 March 2011.
The most unusual is the last of the six lots, Combe Grove Lodge at Monkton Combe, near Bath.
The Grade II Listed former gate house is believed to date from the early 1800s and has planning and listed building consent to extend to a three bedroom dwelling. Its appeal is enhanced by its setting in a large and attractive plot that includes a lake and mature trees.
The owner is currently completing works that will allow the successful bidder to add their own finishing touches to the conversion project.
“This is one of those real auction gems – a property with atmosphere, history, and scope for the owner to have fun with the project,” says Arthur Chambers, auctions manager for Carter Jonas. Guide price for the property is £300,000 to £350,000.
Opening the sale is an attractive three bedroom semi detached house at 35, The Green, Goatacre, near Calne. It needs complete modernisation, reflected in the guide price of £100,000 to £120,000, but will give the successful bidder an opportunity to create a home to individual taste and design.
Possibly more mundane is the second lot, a single lock-up garage in a block of three on Wells Road, Bath, but Arthur is still anticipating strong interest at the guide price of £15,000 to £20,000 as it is in a residential area affected by parking restrictions.
Two Wiltshire investment properties on offer consist of Maslen Court, in Bridewell Street, Devizes, and a prime block of eight units adjacent to the Market Cross in Malmesbury.
The Devizes property (guide £150,000 to £170,000), accessed through an archway in Bridewell Street, consists of seven retail and workshop units currently producing an annual income of £17,736 a year.
Two storey terrace of buildings in Malmesbury (guide £450,000 to £500,000) includes two vacant units with planning permission for a one bedroom flat and six commercial units currently generating an annual income of £35,110.
“Both investments may be very attractive to people who want to fight shy of the Stock Market and see property with a healthy return via rents as a better long term strategy,” explains Arthur.
