23 November 2015, Hinwick Hall near Wellingborough, Bedfordshire, which is a Grade II* Listed property set in 35 acres and had been in use as a specialist residential college for young disabled adults until it closed in July 2014, has been sold for £2.7 million by Carter Jonas, the national property consultancy.
Acting for Livability, a Christian charity that creates opportunities for disabled people, Carter Jonas was appointed to devise a disposal strategy to achieve the best value for the charity, meeting the charity’s objectives and in accordance with the Charities Act 2011. This initially involved undertaking planning and development appraisals to identify the potential for change of use and re-development before implementing a full marketing campaign to achieve a sale. Hinwick Hall’s new owner proposes to establish with a new education facility at the property.
Emma Jewson, associate partner, planning & development team, Carter Jonas said: “We have successfully sold Hinwick Hall having liaised with the Local Planning Authority, Bedford Borough Council, to inform the preparation of a Planning Brief. The Brief considered the main planning constraints and opportunities and provided prospective purchasers with an initial steer on planning potential. We managed the sale process, initially targeting a sale as a going concern and then taking the property to the open market. Interest was received for a range of uses including reversion to a family home and residential conversion and development. It’s great to know that Hinwick Hall has a super future ahead of it.”
