A rare opportunity to invest in a rural estate in North Yorkshire is available through national property consultants Carter Jonas and Meller Braggins.
Askham Richard, located 6 miles from York, is a traditional agricultural and residential estate, extending to approximately 800 acres (323.7 Ha)
The estate was formerly in the ownership of Yorkshire architect, John Carr, and comprises two investment farms, spanning in excess of 417 acres, including three dwellings, 323 acres of bare land let on a short term farm business tenancy, farm buildings, and 54 acres of well managed woodland.
Also included are 14 let residential properties in the village as well as Park Cottage, a property adjoining former stable buildings and with the potential to create a substantial principal house for the estate (subject to planning). Furthermore there are a small number of ground rents, sporting rights, and in hand areas.
With numerous opportunities for potential future development of the estate, Jasper Feilding, Head of London Country Department at Carter Jonas comments, “This is an investment opportunity of interest to a large range of prospective purchasers.”
He added, “Opportunities to purchase an estate such as Askham Richard are rare and we’re expecting a large amount of interest, particularly as the estate will appeal to those attracted by the development potential or the investment opportunities or both.”
The estate currently generates a gross rental income of £155,000 per annum, comprising £99,900 in residential rents and £51,800 in agricultural rents. With rental reviews forthcoming, there is also great scope for rental uplift throughout the estate. The estate is for sale by private treaty as a whole with a guide price of £6.5 million.
