16 September 2015, Commercial property agent Arnolds Keys and the eastern regional office of national property consultancy Carter Jonas have been appointed by Norfolk County Council to jointly promote and market Scottow Enterprise Park, formerly RAF Coltishall, for a variety of business and development uses.

The 600-plus acre site was home to fighter aircraft in World War Two and, more recently, a Jaguar fighter squadron until 2006 when the base was de-commissioned under the stewardship of several government ministries until it was acquired by Norfolk County Council in January 2013.

Suitable for a variety of potential commercial and development uses, the site will be a campus-style setting.

The site’s location benefits from easy access to Norwich city centre and Norwich Airport, and the planned construction of the Northern Distributor Road will further boost transport links in the county, reinforcing the already completed A11 dualling.

Existing tenants are looking to expand within the Park which hosts 836,000 sq ft of accommodation of existing buildings available to let for office, laboratory and industrial unit uses.

The scope of Scottow Enterprise Park gives significant opportunities for pre-let development with the aim of cultivating specific industry sector clusters - which are beginning to emerge with existing tenants in the green/renewables, creative and manufacturing industry hubs – accompanied by complementary amenity and service sector ancillary business enterprises such as a café-bar, children’s play centre and on-site gym.

In retaining the runway, Arnolds Keys and Carter Jonas believe the location would work well for automotive-related industries and the RAF legacy of excellent electricity infrastructure adds appeal for use by heavy power industries.

Scottow Enterprise Park is strategically placed to benefit the local and wider economy of Norfolk and create sustainable revenue for Norfolk County Council. Chairman of Norfolk County Council’s Economic Development Sub Committee, Colleen Walker, said: “The site was acquired as it provided enormous potential to create much-needed employment and broader income generation opportunities in this part of Norfolk.

“In appointing Arnolds Keys and Carter Jonas to work as joint agents at the Park, we are able to best showcase the opportunities here to local, regional and national business audiences by accessing the expertise of commercial agents with proven track records of agency and development.”

NPS Property Consultants will continue to work in partnership with Norfolk County Council to deliver estates and facilities management for Scottow Enterprise Park.
