Carter Jonas, the national property consultancy, has sold a significant residential development opportunity on behalf of a consortium of private landowners to Abbey New Homes for in excess of the £12 million asking price.

The 15.49 acre (6.27 hectare) former agricultural site on the northern edge of Stoke Mandeville in Buckinghamshire has outline planning permission for up to 117 new homes, of which 30% will be allocated to affordable housing, and informal public open space with a children’s play area. Carter Jonas worked with Gladman Developments to gain planning permission before bringing the site to the open market.

The site is approximately 2.5 miles south of Aylesbury town centre and within walking distance (0.7 miles) of Stoke Mandeville train station, which provides connections to Oxford, London and Milton Keynes.

This included a collaboration agreement between the three landowners and a subsequent promotion agreement with Gladman. It generated a lot of interest during the informal tender process, with eleven regional and plc house builders coming forward with a bid. We were able to maximise the value of the site for the landowners with a sale at above asking price.”
