Do you have land with development potential in Somerset?
Somerset Council - Call for sites 2025
Somerset Council is currently seeking land with development potential via a ‘Call for Sites’.
This is an open invitation to landowners, promoters, developers and community groups who are interested in having land considered for a range of different uses, to submit specific information on sites they would like assessed. Accordingly, opportunities may emerge from this process for housing, commercial or other forms of development.
The Council is specifically looking land (both greenfield and brownfield) with the potential for the following uses – in isolation or as part of a mix of uses:

There is no locational restriction for submitted sites, but should not include land within Exmoor National Park. There is not a minimum size threshold for submitted sites, however, only sites which are at least 0.3 hectares in size themselves – or in combination with other submitted sites in the locality – will be assessed.
Any sites submitted through this exercise will be assessed and published in an updated Housing and Economic Land Availability Assessment (HELAA) later in 2025 – forming an important part of the evidence base for the new Local Plan.
The deadline for submissions is 23:59 on Monday 24th February 2025.

Do you have land with development potential in Basingstoke and Deane?
Basingstoke and Deane Borough Council is currently seeking land with development potential via a ‘Call for Sites’.
Following a consultation on a draft Local Plan Update (Regulation 18), and in lieu of the Government’s recent publication of a new National Planning Policy Framework (NPPF), the Council is in need of more land to deliver housing targets and supporting infrastructure.
This is an open invitation to landowners, promoters, developers and community groups who are interested in having land considered for a range of different uses, to submit specific information on sites they would like assessed. Accordingly, opportunities may emerge from this process for housing, commercial or other forms of development.
The Council is welcoming information on sites – particularly brownfield – that are suitable for:
- Housing: Capable of delivering 5+ homes;
- Gypsy and Traveller Pitches: Capable of at least 1 pitch of 320sqm
- Employment: Capable of delivering 500sqm+ of economic floorspace, or 0.25ha+ of land
- Renewable Energy
- Biodiversity Net Gain
- Nutrient Mitigation
Any sites submitted through this exercise will be assessed and published in an updated Strategic Housing and Economic Land Availability Assessment (SHELAA) – forming an important part of the evidence base for the emerging Local Plan Update.
The Council has advised there is no need to re-submit sites that have already been put forward through the Local Plan Update process, unless there has been a change in circumstances.
The deadline for submissions is 5pm on Monday 17 February 2025.

Do you have land with development potential in Oxford?
Oxford City Council - Call for sites 2025
Following its decision to withdraw the Local Plan 2040 from Examination, Oxford City Council is now starting work on a new Local Plan to 2042 and is currently seeking land with development potential via a ‘Call for Sites’.
This is an open invitation to landowners, promoters, developers and community groups who are interested in having land considered for a range of different uses, to submit specific information on sites they would like assessed. Accordingly, opportunities may emerge from this process for housing, commercial or other forms of development.
The Council is looking for land – both greenfield and brownfield – that meets the following criteria:
- Housing: Capable of delivering 10+ dwellings
- Economic: Capable of delivering 500sqm+ of economic floorspace, or 0.25ha+ of land
There is no minimum size requirement for sites, so long as the above criteria can be met.
The Council will accept previously submitted sites – including those allocated in the adopted Local Plan 2036, as well as the now withdrawn Local Plan 2040.
Any sites submitted through this exercise will be assessed and published in an updated Housing and Economic Land Availability Assessment (HELAA) – forming an important part of the evidence base for the new Local Plan.
The deadline for submissions is Monday 17th March 2025.

Bath and North East Somerset Council - Call for sites 2025
As a result of changes to national planning policy, including a significantly increased housing requirement, Bath and North East Somerset Council has decided to reset its Local Plan Update and is accordingly seeking land with development potential via a ‘Call for Sites’.
This is an open invitation to landowners, promoters, developers and community groups who are interested in having land considered for a range of different uses, to submit specific information on sites they would like assessed. Accordingly, opportunities may emerge from this process for housing, commercial or other forms of development.
The Council has not set specific requirements for site submissions. However, it has advised sites submitted previously do not need to be resubmitted unless there has been a change in circumstance.
Any sites submitted through this exercise will be assessed and published in an updated Housing and Economic Land Availability Assessment (HELAA) later in 2025 – forming an important part of the evidence base for the reset Local Plan.
The deadline for submissions is Monday 24th February 2025.
