Our professionals have advised the Greater London Authority on procuring a development partner for the key redevelopment of the St Ann’s Hospital site in Tottenham.

Catalyst Housing Limited have been selected to deliver a scheme on the 7.1-hectare site which will involve building 934 homes including 60% affordable housing. It will also include 50 homes set aside for community-led housing, enabling local people to own some of the homes and making St Ann’s one of the largest community-led housing schemes in London. A search for the community organisation to take on these homes will be launched early in the new year.

The new homes, which range from family town houses to apartment blocks, will be designed by award-winning Karakusevic Carson Architects and 6a architects. All homes will meet or exceed London Housing Design Guide space standards and will be highly sustainable and energy efficient, with the highest levels of building safety, including sprinklers in all flats.  

Green space will be central to the development. The scheme includes 10,000m2 of new and existing tree cover, and the existing Peace Garden is being tripled in size. New playground space will also be created. Heritage assets, including St Ann’s Victorian water tower, will be preserved. There will also be improvements to pedestrian and cycling infrastructure along St Ann’s Road to increase access across the site, including to Chestnuts Park.

The site was originally purchased by the GLA to ensure delivery of a scheme of greater density than had previously been envisaged, and at a higher level of affordable housing. Our professionals have been involved throughout, initially undertaking feasibility and viability studies on a range of options for the site to inform the GLA’s requirements, providing input to the preparation of procurement documentation and evaluating the final developer proposals
