Working from Bath since 1988, Philip has in-depth knowledge of the Bath market for offices and of the investment market. He has acquired, and disposed of, numerous large and prime properties across the South West, many off-market for clients and particularly within Bath and Bristol.

Numbers 12 & 13 Queen Square, a Grade I listed Georgian property on the south side of Queen Square in the centre of the UNESCO World Heritage City of Bath, has been launched to the office rental market by Carter Jonas.

Encompassing end of terrace and mid terrace buildings, 12 & 13 Queen Square extends to 7,242 sq ft over five storeys including a lower ground floor. The building has been utilised as one office space for many years but has the potential to be divided into two opportunities. It has on-site parking, is a few minutes’ walk from the centre of Bath and half a mile from Bath Spa train station. The space is currently occupied by national solicitors Stone King LLP (Stone King) which has occupied the property for 190 years.

Queen Square and the property itself has a rich history. The Square’s construction was undertaken by famed 18th-century architect John Wood, the Elder, and it is recognised as the first element in Bath’s important architectural sequence. It has been home to many notable people and institutions over the years. Novelist Jane Austen is known to have lodged at Number 13 for a couple of months in the summer of 1799, at about the time she was writing Northanger Abbey.

Philip Marshall, Partner, Commercial, Carter Jonas, said: “The building’s prominence in one of Bath’s most sought after locations, and its detailed history only adds to its appeal and makes it an exciting proposition for any potential tenant. It is extremely rare for a Georgian property of this substantial size and configuration to become available. It is a fantastic space that is set for refurbishment. It offers an inspiring combination of period and new build elements and provides a unique opportunity to enjoy the city’s heritage whilst being central to its future success.”

As part of Stone King’s move to Smart working and the recent merger of its private client team with Mowbray Woodward, based at number 3 Queen Square, Stone King is moving out of the offices at 12 and 13 Queen Square. Stone King retains two offices in Bath at Queen Square and Upper Borough Court.
