The UK has an aging population. On current projections, the number of those over the age of 65 years will move from 19% of the population now (2022), to 24% of the population in twenty years’ time. This five basis point rise leads to a total of 14.7 million people who will be past retirement age by 2042 in England alone, a rise of 3.8 million people.
Clearly many over 65s will continue to live in their tenure of choice but there may be others who want to downsize, or live somewhere with like-minded, similarly aged people, or with targeted amenities or extras where they and their specific needs are more catered for. And again, there may be others who have to leave their home, in need of health-related assistance or care or additional support (and this becomes even more prevalent in the over 75’s). However, even though there are currently over 5.6 million people in the UK over the age of 75, there is a severe undersupply of accommodation in this market with research showing there are currently fewer than 750,000 units of senior living accommodation in the UK.
There is already a chronic undersupply of later living accommodation, but with the number of those over 65 set to rise sharply over the coming years so too will demand for this accommodation tenure. According to the Mayhew Review (a 2022 assessment of senior care and housing need in the UK), the UK will need to allocate nearly 25% of all new homes to senior living by 2040, equivalent to 50,000 new homes for older people per annum. What’s more, a large proportion of this age group has amassed considerable wealth so with these statistics in mind developers and investors would be wise to look to this sector as a rapidly growing area of opportunity.
